Car not boosting

This isn't my car, it's a car I'm thinking about buying.

The owner said the car is not boosting. He said he replaced the turbo and it boosted just fine for 30 min, then the car stopped boosting alltogether once again. He said the turbo still spins by hand and has no shaft play.

Now I'm thinking that it can only be 1 of 5 things.

1. Turbo is bad again
2. WG is stuck open
3. HUGE boost leak
4. Possibly BOV stuck open
5. Major exhaust leak before turbo

Is this a correct possible diagnosis? Are there any other scenarios I'm not thinking about?
I know, not a lot of info to go on here.

yea You got the main ones coverd...but since it boosted for a little and then stopped Im going with boost leak and bad install.
