Bad fuel pressure regulator?

At times I smell raw gas, haven't recently but gas mileage is extremely poor full tank and down to a 1/4 tank at 134 miles...

Didn't smell fuel in the line going to solenoid but seems like gas is in the clear removable coating on the other rubber line that goes back behind the manifold to the other metal line that is mounted on the firewall.

Guessing fuel is suppose to go back through that line but thinking I may def have a leak in that rubber line that connects the regulator and the metal line on the firewall.
 
That would be the return line, and its possible to have a crack in it somewhere. Original lines are pretty old by now. I've also seen the o-ring inside the fuel rail where regulator attaches start to go bad and cause a slight leak right out of the regulator. It would probably be more noticeable if it were that, visually and by smell.
