The Talon hasn't been getting much love lately as I have been trying hard to ignore it so I can focus on getting the house going. Being a DSM guy, I know the old Talon needs more of a surgery hospital/rehab center than a storage area, so the plan is to build such a place. ;)

It has been a long haul, but construction has begun! The house is a nice addition to the garage, but the garage "wing" is my baby so this thread will only focus on that part.

I grew up building homes with my father, and when we moved back to Montana last year the prospect of building our house with him was very exciting. Our first son was born last August and having him there to see (although not remember) the construction is cool.

There are an incredible amount of things to consider in building a house, and to keep my sanity I am deferring almost all the nuances of the living area to my wife. I'm still a bit overwhelmed at the choices and risk of "not getting it right the first time" in the garage, so I wanted to get some input from you all.

I've wrenched in every imaginable garage/space: from gravel driveway to tiny single garage to small double to large double to shop. I've worked hard to get to this point, but I can hardly believe it is happening (and recognize it is wholly more than I deserve). Thankful for good friends and family.

Dimensions
We went through a few revisions on the garage size, and after some careful measurements of lifts and layout, with consideration for working space, we settled on 27' deep and 54' long, with 4 bays, each 12' wide/on center.

The first two bays are for normal parking and will have standard 10' ceilings as there are rooms above this part of the garage. The ceilings over the second two bays are fully vaulted, which will allow a 22' vehicle to be fully lifted. The garage doors in this area are high-lift and will follow the ceiling.

A loft/storage area will be located above the 2nd bay with a shop crane mounted on a track to lift items to/from the storage area. A staircase will be over the 2nd bay, but wont' interfere with normal parking.

Equipment Layout
My Danmarr ACX wide 10k 2-post is going in the 4th bay and I plan to put a 4post lift in the 3rd bay at some point. Each bay has a single door, 9'x8'.

Compressor/equipment will be by the 4th bay to keep the noise as far away from the house as possible. I will probably build a compressor room with the same Quiet Rock that is going to be used in the theater room. I want to run hard airlines throughout the shop.

The shop crane will extend out across the ceiling to the 3rd bay. The doors through the theater room and into the hallway are 3' so we can get furniture/equipment into the 2nd story without having to haul it up the stairs.

Flooring / HVAC / Mechanical
We are putting in-floor heating in the re-barred and fiber cement 6" slab and I am going to pour 2' pads for the lift mount points.

The main electrical line will come into the house-side of the garage and I am planning 150 amp service for the garage. 220v outlets in the 2nd half where all the equipment is located.

The house will have AC capacity of 5.5 tons, so I plan to pump some of this into the garage via the loft. I have a good sized roll-around AC that will probably get used near the lift area on hot days. The floor heating should be sufficient for winter work.

Finish Work
There will be two windows on the far end and two windows on the "back" of the garage so I can see the porch/main house.

I haven't decided on flooring/cabinets/paint, etc., which I was hoping to open some discussion here to help decide. I'm leaning toward an epoxy coating. The walls will all be insulated/rocked/taped/textured and painted.

Sorry for the wall of text. Here is the final elevation plan:

And the final floor plan above the first two bays:

Finally, a photo of the foundation layout. They stripped the forms yesterday, so I will get a picture of the concrete soon.

It is going to be a fun "build", that will hopefully support many builds in the future.

For no other reason than the fact that the Canadian (especially in this province) housing market totally sucks for buyers and we make diddly compared to our southern neighbors, I hate you ;)

If you haven't poked around the Garage Journal, I'd suggest starting there. You'll probably find a ton of discussion and advice on flooring options. I'll guarantee you'll find a TON of other really neat stuff that you'll just have to glance over if you don't want the garage to cost more than the rest of the house LOL

Good luck with the build and I look forward to seeing the progress!
